Owning a commercial boiler comes with many responsibilities, and you will need to adhere to the legal requirements set out to keep your property open and functioning without any problems. One of the legal requirements that you must adhere to is keeping your system in safe working order. Here at Rowlen Boiler Services, we provide a full boiler replacement and installation service as well as annual servicing and repairs. Please read our guide to understanding more about commercial boiler servicing.
Why Do Commercial Boilers Need To Be Serviced?
We are often asked why commercial boilers need to be serviced, especially if they are newer than most. The answer is simple – to ensure the safety of anyone that uses your commercial space.
Failing to service your commercial boiler means that you will not be able to pre-empt any issues before they arise. This can then result in your business needing to close for repairs or more worryingly, it can result in people being harmed.
In addition to the potential problems that may arise, it is your legal duty to keep your commercial boiler in a safe condition. This includes getting an annual Gas Safety Certificate to prove your system does not pose a risk to anyone that may enter your commercial space.
What Happens On the Day Of the Service?
When you arrange a commercial boiler service, we will arrange a date and time that suits you and your business needs. Then, on the day of the service, we will arrive within the specified timeslot and get to work.
The first part of the service is a visual check of the outside of the boiler to ensure that there is no damage or corrosion. Our engineers will then check that the pipework and flue are in good working order, that the boiler flame is lit and in good working order and that there is adequate ventilation in the area around the boiler. Any issues will be written down on your servicing record so that you have a clear picture of your boiler’s health.
Once the visual checks have been performed, the casing will be removed, and the engineer will check the following parts:
- Burner
- Probe
- Main injector
- Fans
- Safety components
- Electrical connections
- Boiler fans and seals
- Electrodes
- Combustion and flue
- Condensate pipe and trap
- Gas flow and gas pressure
In addition to checking each part, the engineer will also clean the inside of the boiler to remove any build-up or blockages. A Gas Safety test will also be performed to ensure that there are no concerns about the safety of the boiler.
At the end of the service, the engineer will discuss everything they have done and any recommendations they have. You will also be given your Gas Safety Certificate if your boiler passed the test.
